I am doing fine in Ontario. Nothing like the 80's and 90's, survived a few recessions but apparently some couldn't.

It looks like competition is also taking a toll on the agencies. So many specials and discount given out now. Just a few years ago that didn't exist.

I know many praise competition but there is something said about too much competition is not a good thing. In general people do not want to pay and will go the cheapest route but this puts companies and people out of work. Leases, property values, the tax man, labor has to be all taken into account and when the undercutting starts, especially in some communities it doesn't leave much of a margin for profitability.

My broker friend tells me there is a lot of money out there in all parts of North America but they are spending it wisely. Most investors don't go through banks as much as they used to, big money is in private private hedge funds.
